Operating and maintenance instructions for
iso20-4 / iso45-4 sectional garage doors with
tension springs
Incorrect operation or maintenance renders the manufac-
turer's liability null and void, as does failure to use original
spare parts or any unauthorised changes to the structure
of the door.
Operation:
The mechanical equipment of this door is designed to mitigate
to the greatest possible extent the risk of anyone operating or
standing near the door being crushed, cut, clipped or otherwise
injured. To ensure safe use of the door, the following points
must be observed:
Make sure nobody and nothing is within range of moving
parts (e.g. door leaf, rollers, etc.) before and while operat-
ing the door.
Manual operation of the sectional garage door is only per-
missible using the outer handles, inner handles, or the
manual cable. The operator must always keep their hands
away from moving parts.
Lock function
Turning the key fully enables the sectional garage door
to be opened and closed without a key at all times.
Turn the key 3/4 to open the door and back the other
way 3/4 to lock it when closed.
The inside unlocking/locking knob can be activated to
enable opening and closing without a key.
Keep people and objects out of opening range when oper-
ating the sectional garage door from inside or out.
When opening the door leaf, make sure it is in the end
position and has come to a standstill before taking any oth-
er action. Sufficient spring tension must be available. To
adjust the spring tension, see sections 36ff.
Important: The spring tension may only be adjusted by
a qualified installer!
Operation of this door is only permissible at temperatures
between -30°C and +40°C.
Make sure the catch engages securely when closing the
sectional garage door.
When equipping this door with an operator,
the system must comply with all applicable EU Direc-
tives (Machinery, Low Voltage, EMC Directives, etc.),
as well as with all applicable national and international
norms and regulations
the system must be duly fitted with a type plate and CE
mark by the manufacturer, and a declaration of perfor-
mance must have been issued
handover literature must be available in the local lan-
guage and must be kept in a safe place throughout the
service life of the garage door
the staple plates, catches and bolt bars must be dis-
mantled.
Removal of the manual cable is absolutely essential!
Adjustments to the garage door operator may only be
performed by appropriately qualified installers!

Maintenance:
The following must be checked following installation of the
garage door and every 6 months thereafter, at least.
Maintenance by unskilled or appropriately qualified install-
ers:
Check the garage door in accordance with the test instruc-
tions (sections 31ff.).
Grease the roller axes in the holders and clean the pairs of
horizontal tracks once installation of the sectional garage
door is complete and at intervals of approx. 5,000 cycles.
Do not grease the lock cylinder; if it does not run smoothly
enough, treat it with graphite spray.
Ensure sufficient ventilation (drying) of the door frame;
water drainage must also be ensured.
Keep all corrosives or other aggressive agents such as
acids, lyes, salts, fertilizers, etc. away from the sectional
garage door.
Steel-filled sectional garage doors are coated with polyester
at the factory. Any paintwork on site must be applied within
3 months of delivery using 2C epoxy primer containing sol-
vents and, once hardened, standard paint.
Touch up the paint at intervals as required by local envi-
ronmental and atmospheric conditions.
We recommend wiping the door regularly with a soft, damp
cloth. If necessary, use a mild cleaning agent or soap with
lukewarm water. Avoid using any polishing agents, or abra-
sive or organic solvents/cleaning agents. Before cleaning,
flush the door and glazing thoroughly with water to avoid
scratches caused by dust particles.
Maintenance by suitably qualified installers:
Check screws and clamp connections for secure fit and
tighten if necessary.
Check wearing parts (springs, double cables, etc.) and
replace with original spare parts if necessary.
Check that the spring tension is correct. Should it be ne-
cessary to change the spring tension, proceed in accord-
ance with sections 36ff. of the installation instructions.
Replace the multiple spring assemblies and double cables
after approx. 25,000 cycles (open/close).

In addition to the warranty based on our conditions of sale and
delivery, we guarantee the aforementioned sectional doors for
10 years subject to no more than 50,000 cycles of operation.
We grant a manufacturer's guarantee of 5 years on wearing
parts, such as locks, hinges, springs, bearings, rails, rope pulls
and associated ropes subject to normal load exposure or no
more than 25,000 cycles of operation.
We grant a manufacturer's guarantee of 10 years against the
sections rusting from the inside out, on the separation of steel
from foam, and on all floor, intermediate, side and header seals.
